Version 1.3 of My Mortgage Mentor brings 'Flexible Extra Payments' and 'True Cost' calculations, along with several other improvements and fixes.

* 'Flexible Extra Payments' allow you to add any number of 'Monthly', 'Yearly' or 'One Off' extra payments. So, for example, you can now see the effect of making a large lump sum payment part way through the loan.
* Additional costs can now be added to the mortgage payments to allow you to calculate a more realistic 'True Cost' scenario. For example, you can factor in 'Annual Taxes', 'Annual PMI', 'Annual Insurance' and so on.
* Loan 'Start Date' can now be entered, and is used in various analysis views.
